BACKGROUND:

Project Purpose: To formulate various development/land use concepts for the Concord Road Corridor in Smyrna, Georgia for consideration by Mayor and Council. Concept plans will assume a development scenario that can be initiated within a 36 month period.

Project Background: The widening of Concord Road is funded through the 2011 SPLOST. It runs from the intersection of Atlanta Road and Concord Road west along the existing Concord Road to the intersection of South Cobb Drive and Concord Road. The road project length is 1.2 miles. The total project cost is $11.5 million and is scheduled for completion in Spring 2015.

In order to accommodate the improvements to Concord Road, it was necessary to acquire 23 parcels along the north side of the roadway. Once all of the road and its ancillary improvements are installed, there will be remnant parcels (as shown on the attached map) that have not been used for the road project and its related infrastructure.

Project Location: Along the north side of Concord Road with an approximate frontage of 1710 linear feet. It encompasses approximately 3.34 acres subject to final survey.

Project Scope: The goal of this project is to formulate various land use concepts, utilizing the aforementioned remnant parcels, for the future development of the Concord Road Corridor. These concepts should not be limited by land use other than industrial, light manufacturing and warehousing which are not permitted. The schedule for completing the conceptual activities will be within six (6) months from contract approval.
