ISSUE AND BACKGROUND

Christopher Mount is requesting approval to subdivide property at 3813 N Cooper Lake Road from one lot into two single-family residential lots. The applicant plans to subdivide the property within the requirements of the R-15 zoning district, so no rezoning is required. The Subdivision Regulations require water, sewer, and stormwater infrastructure be shown on the plat. Staff has requested the information from the applicant multiple times and none have been provided. Community Development is unable to support the subdivision due to insufficient information regarding the provisions for water, sanitary sewer, and stormwater infrastructure for the proposed new lot. The submitted plat does not meet the minimum plat specification requirements from the Subdivision ordinance.

 

 

RECOMMENDATION / REQUESTED ACTIONCommunity Development has reviewed the proposed subdivision against the requirements of the R-15 zoning district. Staff believes the proposed subdivision meets the intent of the requirements of the R-15 zoning district with respect to lot requirements (i.e. lot area, setbacks, etc.), but the submitted plat does not meet the minimum plat specifications with regards to water, sanitary sewer, and stormwater infrastructure. Community Development recommends denial of the requested subdivision due to insufficient information regarding the provision of water, sanitary sewer and stormwater infrastructure.
