ISSUE: The applicant is requesting a variance to reduce the front setback from 35 ft. to 24 ft. to construct an addition to a single-family home at 869 Wayland Court. Section 801 requires a front setback in R-15 zoning district of 35 ft. The applicant proposed to build an addition to the front of the existing house. The subject property is occupied by a 1,300 sq. ft. one-story residence. The applicant is requesting a variance to reduce the front setback to construct a 16 ft. by 16 ft. one-story addition on an existing single-family residence. The existing home is setback approximately 40 ft. from the front property line. Therefore, the applicant is requesting a variance to reduce the front setback from 35 ft. to 24 ft. The architectural style of the proposed addition will match the existing home and will utilize a painted brick façade. The addition is planned to add a bedroom and bathroom to the existing home


BACKGROUND: None.

RECOMMENDATION/REQUESTED ACTION: The applicant is requesting to deviate from the development standards established by the City for the front setback of 35 ft. The applicant is requesting a variance to reduce the front setback to 24 ft. to construct an addition on an existing single-family residence. According to Section 1403 of the Zoning Ordinance, variances must be reviewed under the following standards: (1) Whether there are unique and special or extraordinary circumstances applying to the property; (2) Whether any alleged hardship is self-created by any person having an interest in the property; (3) Whether strict application of the relevant provisions of the code would deprive the applicant of reasonable use of the property; and (4) Whether the varia...
